Do you work with people outside the DMV?

Mostly, no—but kinda. I specialize in apartments in the D.C., Maryland, and Northern Virginia area (aka the DMV).If you’re moving to the DMV from somewhere else, I can absolutely help. But if you’re looking for a place in Atlanta, LA, or Mars—probably not your girl. (Unless I expand. 👀)

What happens after I submit the form?

I personally review your info (no bots here), then I’ll:

  1. Reach out via your preferred contact method

  2. Ask any follow-up questions if I need clarification

  3. Send you listings that actually fit what you told me you want
    You can ask questions, say “nah” to listings, or tell me if something’s close but not quite. No pressure. Just helpful vibes.

What’s the catch—how is this free?

There’s no catch. Really. When you lease an apartment through one of my referrals, the apartment community pays me a commission. You don’t pay me anything. You get matched with a real place, I get paid by the property, and the scammy, stressful middle part disappears. Win-win.

Do I need good credit?

Not necessarily—but it helps.
Each property has different requirements. If you’re working with low or challenged credit, just be real with me on the form. I’ll do my best to find places that are more flexible or offer second-chance leasing.

Can I use a guarantor or cosigner?

Yes—many places allow it, especially if your credit or income doesn’t meet the standard 3x rent rule. Let me know early on if you plan to use one, so I can send you listings that accept guarantors up front (and avoid wasting your time).

What if I don’t like any of the listings you send?

Then you tell me, and I’ll tweak the search.
This isn’t a one-shot deal—I want to get it right. If the listings don’t hit, we adjust based on your feedback and keep going until we land something that works for you. No pressure, no ghosting, just honesty.

Do you know places that accept housing vouchers?

Yes—and most properties in D.C. are legally required to accept them.
That said, not every building is welcoming or straightforward about it, and the process can still be a hassle. I’ll help you avoid the runaround and focus on places that are actually voucher-friendly and responsive.

Do you help with last-minute moves?

Absolutely.
If you need something ASAP, I’ll prioritize listings that are move-in ready. Just be upfront about your timeline on the form so I can get you into go-mode from the start. (Bonus points if you have your documents ready—this helps a lot.)

Do you tour apartments with clients?

I don’t—but here’s why that actually works in your favor.
I’m based in Georgia, so I won’t physically tour with you. But that also means I’m not tied to one building, one company, or whatever property’s trying to sell you hardest that week.
Instead, I help you narrow the list, connect you with the leasing office, and make sure you know what to ask before touring—or how to tour virtually if you're out of state or overseas.

Do you show every apartment available in the DMV?

Not every single one—and that’s on purpose.
I work with a big list of trusted apartment communities, but it’s not unlimited. These are places that:

  • Actually pay locators (so I can keep this free for you)

  • Have responsive management

  • Meet basic quality standards

If you’re hoping for a full Zillow deep dive or want a specific building not on my list, I totally get it—but I probably won’t be the right fit for that kind of search.
